Guaranteed rent for Tower Hamlets landlords
Tower Hamlets rents on ambition. Canary Wharf’s towers hold one of Europe’s biggest financial clusters, Queen Mary University of London draws students to Mile End, and the Royal London Hospital in Whitechapel keeps NHS staff searching for somewhere close by. Riverside regeneration along Wapping and the Isle of Dogs adds to the mix. Average rents across the borough were around £2,429 a month in June 2026, with flats in Canary Wharf and the E14 postcode running well above that.
Whitechapel, Weavers, Spitalfields and Banglatown wards have been under selective licensing since 1 October 2021, though the current scheme is due to expire on 30 September 2026 and the council has not yet confirmed a renewal. While it runs, a licence costs £747 online, with lower fees for renewals. Operate without one and you risk a civil penalty of up to £30,000 and a rent repayment order covering up to 12 months of rent. A separate borough-wide additional licensing scheme for smaller HMOs has applied since April 2024.
